What Actually Failed
Why an Original Patio Door Stops Sliding
Greensboro has a lot of original patio doors, and most of them are still good doors. When one starts dragging, it's almost never the glass or the frame. It's two small rollers in the bottom of the panel.
Why rollers wear out. The whole heavy panel rides on two small wheels, right down in the track, where rain, dirt, pollen and sand collect. Over the years the bearings rust, the balls fall out, and the wheel stops turning. Sometimes the pin that holds the wheel breaks and the door drops onto the track. The door that used to glide now grinds.

Two: the bearing rusts, its balls fall out and the wheel grinds instead of spinning. Three: the axle pin breaks, the wheel drops out of place and the bottom of the door sits on the track and drags.
Try this first. In the bottom corners of the panel, adjustment screws go into the side of each roller housing. Turn them clockwise and the door goes up, counterclockwise and it goes down. If the door glides again and lines up with the lock, you're done.
When the screws don't help, the rollers are worn out. We lift the panel out, fit new rollers, clean and straighten the track, and set the door so it glides and locks. From $475, or $535 with new wheels. The door you have stays.
