Why the Lock Stops Locking, and the Other Small Parts

Every window runs on a few small moving parts: balances that hold the sash up, a lock that pulls the sashes together, a crank on casements. They wear out long before the frame or the glass. Here's the lock:

Turning the lever swings the cam of the lock on the lower sash into the keeper on the upper sash and draws the sashes together. Over the years the lower sash settles a little lower, the cam turns below the keeper and has nothing to grab, so the window won't lock and air leaks through the gap. The lock has to meet the keeper. When the sash sits low, it can't.

Why it stops locking. The cam on the lower sash has to swing into the keeper on the upper sash. When the lower sash settles a little low, or the lock wears loose, the cam turns past the keeper and grabs nothing. The window won't lock, and air gets through the gap. A new lock, set so the cam meets the keeper, is $115.
