A lot of Durham renovations keep the original windows and trim, and that's the right call: the old wood is good. Where it rots, it rots for one reason. Water got in and stayed.

Rot follows the water down. Rain runs off the glass and down the frame onto the flat parts, the sill and the bottom rail of the sash. While the paint is whole, it runs off. Once it cracks, the water soaks in, the fungus moves in, and the wood goes soft from the inside. The top of the window stays solid.
