Why Screens Tear: The Sun Dries Them Out

A window screen lives outside, in full sun, all year. That's what wears it out, not the bugs and not the wind.

Why window screens tear: the sun dries the mesh out A double-hung window with its screen and, up close, the mesh. New mesh gives under a thumb and springs back. The screen sits in the sun day after day, the mesh fades and dries out, the strands turn stiff and papery and flake. Then the same light touch snaps the strands and tears a hole. If the frame is straight it gets new mesh for $100; a bent frame gets a new screen for $150. the mesh, up close Straight frame: new mesh · $100 Bent frame: new screen · $150 New mesh is soft and springy Press it and it gives, then springs right back. Sun, every day The screen sits outside in full sun, year after year. The mesh dries out The strands turn stiff and papery and start to flake. One touch, and it tears Dry strands snap instead of flexing. We rescreen it Straight frame: new mesh, $100. Bent frame: a new screen, $150. new sun dries out tears rescreen
Sun turns the mesh brittle. After that, one touch is enough.

What the sun does. Screen mesh is coated, and sunlight slowly breaks that coating down. The mesh fades, dries out and turns stiff. Strands that used to flex now snap, and one light touch, a hand, a pet, a branch, opens a hole.

The thumb test. Press the mesh gently:

  • Springy: it's just dusty. Hose it off, use a soft brush, and you're done. No visit needed.
  • Stiff and papery, shedding gray flakes: the mesh is spent. Scrubbing it will only open more holes.

Then look at the frame. If it's straight, we put new mesh in your frame, $100. If it's bent or creased, it can't hold the mesh tight, so we build a new screen to size, $150. Windows that never had screens get them made the same way. Screen doors: rescreen $250, new screen door $475.

Charlotte ZIP code ranks as North Carolina’s strongest buyer’s housing market - WWAYTV3

With some Charlotte ZIP codes now ranking as the strongest buyer's markets in the state, sellers face more scrutiny during the inspection process. Inspectors often flag foggy glass or windows that won't stay up, which can lead to costly repair credits or price cuts far exceeding the cost of a sash balancer at $175 or foggy sealed glass starting from $198. It is more cost-effective to fix these items now than to replace a new wood window for about $2,000 or a new patio door for about $10,000 later. We can handle these repairs with a 5-year written warranty, and our visits are booked by the crew's schedule.

Real Estate Market Trends in Charlotte, NC: Prices Fall - Realtor.com

With prices falling in the Charlotte market, buyers may have more leverage during negotiations. When walking through a home, look for specific failures rather than assuming you need a full replacement, as a window latch or lock is only $115 and a sash balancer is $175. Instead of budgeting $1,000+ for a new vinyl window, you can often just replace a foggy or broken sealed glass unit starting from $198. Pricing your offer based on these specific parts rather than full replacements keeps the deal honest and fair.

Cities with the fastest-growing home prices in the Charlotte metro area - Stacker

With home prices growing quickly across the Charlotte metro area, maintaining your property's condition is more important than ever for a successful sale. Home inspectors easily spot soft or rotted wood on sills and sashes, which sellers often mistake for a minor cosmetic issue that requires a full window replacement. Instead of spending $1,000+ on a new vinyl window or about $2,000 for wood, we can rebuild a rotted sash from $375 or a sill or frame from $475.

Fresh fiberglass mesh being set into a window screen frame
The Thumb Test Is Free
Mesh Has a Lifespan

Is Your Screen Dirty or Dead? How Sun Kills Screens

Fiberglass mesh is plastic-coated, and UV slowly breaks the coating down until strands snap instead of flexing. The thumb test settles it: press gently — springy mesh is just wearing pollen and dust (hose it, soft brush, done, no charge for that advice); stiff, papery mesh that sheds gray flakes is UV-spent, and scrubbing it opens holes faster than bugs do. Spent mesh rescreens for $100 with fresh spline set under even tension.

  • Springy mesh = washable — we'll say so for free

  • $100

    Stiff, flaking mesh = UV-dead — rescreen

  • Sunny-side screens age as a set — check them together

  • Fresh spline included; tension is the craft

Frames & Builds

What If the Frame Is Bent, the Screen Is Missing or the Size Is Odd?

A slightly racked frame squares up and takes new mesh; a creased one can't hold tension and replaces new at $150, built to your opening's exact size. Windows that never had screens get them made. Porch panels re-screen section by section, and screen doors have their own line ($250 rescreen / $475 new). Pet-resistant and fine-insect mesh go into any of the above.

  • New window screens — $150, made to size

  • Never-had-screens windows — measured and fitted

  • Porch panels — re-screened section by section

  • Pet-resistant and no-see-um mesh available

WowFix is a great company for repairs on doors and windows. I had two rotten double-door frames that they rebuilt. They communicate well and the pricing was fair.

Window Screens — FAQ

Thumb test first: springy means dirty (hose + soft brush + soapy water, free advice, enjoy), stiff-and-flaking means UV-spent — cleaning tears it, and a $100 rescreen is the honest answer. We're glad to make that call over the phone from a photo.
Before We Arrive

How to Prepare for Your WowFix Window Repair Visit

  1. 1

Photograph each problem window in daylight

Snap a clear photo of every foggy, cracked or stuck window in natural light. Morning light shows fog between the panes best and lets us quote faster — often before we arrive.

  2. 2

Note what each window is doing wrong

Jot down the symptom per window — fog between the glass, won't open or stay up, draft, cracked pane, or rotted frame. It tells us whether it's a glass-only swap (from $198) or hardware/wood work.

  3. 3

Clear about three feet in front of each window

Move furniture, blinds and décor back roughly three feet so our crew can measure and work safely. It keeps the visit quick and your things out of the way.

  4. 4

Find any window brand or paperwork

If you have the original window brand, a sticker in the frame, or install paperwork, set it aside. It's not required, but it helps us match glass and parts on the first trip.

  5. 5

Make sure we can reach the windows outside

Unlock gates, secure pets, and clear the exterior path to the windows. Most glass-unit work is done from both sides, so outside access keeps everything one visit.
