What Actually Failed

Inside, Outside or Between? Where Your Condensation Really Is

Before anything else, find out which side of the glass the water is on. It takes ten seconds and a dry cloth, and it tells you whether you need us at all.

  • On the room side, and it wipes off: humid indoor air meeting cold glass. Showers, cooking, a humidifier. The window is fine. Better ventilation helps, not us.
  • On the outside, early in the morning: dew. It means the glass is keeping the heat inside the house, so the outer pane stays cold. Nothing to fix.
  • Between the panes, and you can't wipe it from either side: the only kind that means a failed seal. That's the one we fix.

How water gets between the panes. A double-pane unit is two sheets of glass sealed to a spacer with butyl, and the spacer is filled with desiccant that keeps the space dry. When the butyl opens up, moisture gets in and the desiccant soaks it up, like a bathtub filling. Nothing shows until the tub is full. Then the water comes out on the glass.

Day and night the gas between the panes heats and cools, the panes flex and the seal at the edge works. The butyl seal opens a hairline gap and water gets in. The desiccant inside the spacer soaks it up like a bathtub filling, while the glass still looks clear. When the tub is full, the water evaporates off the desiccant by day and settles on the inside of the glass by night, so the fog comes and goes, until it stays for good with white mineral streaks. The leak runs for years before you see it. The fog is the tub overflowing.

Why it comes and goes at first. Early on, the moisture moves with the temperature. It shows up as fog on a cool morning and disappears when the sun warms the glass. That's still a failed seal, just an early one. Later the haze stays all day, and after that come white spots and streaks: minerals etched into the glass. Those don't clean off.

What the fix is. The water is sealed inside, so nothing from outside can reach it. The sealed unit comes out and a new one goes in, built to the size of your glass, in your existing frame. The frame, trim and paint stay as they are. From $198 a unit, with a 5-year written warranty on the new seal.
