Why Your Window Fogged: What Actually Failed

A double-pane window is two sheets of glass held apart by a metal spacer and sealed around the edge with butyl. The spacer is hollow, and it is filled with a desiccant, a drying agent whose job is to soak up any moisture that gets inside.

Think of the spacer as a bathtub. Once the butyl seal opens up, even a hairline gap, water finds it. Rain, humidity, morning dew, any crack between the frame and the glass. Water doesn't care where it ends up; it goes wherever there is an opening. It works its way in between the panes and the desiccant starts filling up, like a tub filling with water. For a long time you see nothing, because the desiccant is holding it all. When the tub is full, it has nowhere left to go. The moisture comes out onto the inside of the glass, and that's the fog. That's why it seems to appear overnight: the leak has been going for years, you only see it once the tub overflows.

Day and night the gas between the panes heats and cools, the panes flex and the seal at the edge works. The butyl seal opens a hairline gap and water gets in. The desiccant inside the spacer soaks it up like a bathtub filling, while the glass still looks clear. When the tub is full, the water evaporates off the desiccant by day and settles on the inside of the glass by night, so the fog comes and goes, until it stays for good with white mineral streaks. The leak runs for years before you see it. The fog is the tub overflowing.

What opens the seal. Every sunny day the glass heats up and the air between the panes expands and pushes on the seal. Every night it cools and pulls back. One flex a day, thousands of times over the life of the window. South- and west-facing windows get the most sun and usually go first.

Why Charlotte windows fog sooner. Charlotte is hard on window seals. Summers here are long, hot and humid, so there is always moisture in the air sitting right at the edge of the glass. Winters bring freezing nights and mild afternoons, so the glass keeps swinging between hot and cold almost all year round. More swings mean more flexes on the butyl, and more humid air means the tub fills faster once the seal opens. That's why we see so much fogged glass across Charlotte, from SouthPark and Ballantyne to Huntersville and Matthews, often on homes that are only 15 to 20 years old.

How to read the stage:

  • Fog comes and goes with the weather: the tub just filled up. Early stage.
  • Haze stays all day: moisture is inside for good.
  • White streaks or spots, like dried water: minerals have etched the inner glass. No cleaning or "defogging" will clear it.

Why drilling and "defogging" don't last. Drilling a hole and drying the space clears the view for a while, but the seal is still open and the desiccant is still full. The water comes right back in. The only real fix is a new sealed unit with fresh butyl and fresh desiccant.
