Rotten Wood Repair

Our method is surgical: decay cut out to solid, healthy wood, an exact-profile piece milled from laminated lumber, spliced in and sealed — from $375. Filler over rot is the one thing we will never sell you.

How Rot Starts, and Why It Stays at the Bottom

Rot is a fungus, and it needs one thing to live in wood: water that stays. Wood that dries out after every rain lasts for generations. Wood that stays wet starts going soft. So to understand rot, follow the water. These are the parts of a wood window it reaches:

Parts of a double-hung wood window, seen from outside A fixed frame set into the wall holds two movable sashes, upper and lower, each with its glass. The bottom rail of the lower sash and the sloped sill below it are the horizontal wood surfaces where rain sits. Inside the sides of the frame, the balance channels hide the springs that hold the sashes up. 3 5 1 2 4 6 7
What's what in a wood window. Tap a part to find it on the drawing.

Rain runs down, so rot starts low. Water runs off the glass and down the frame and ends up on the flat parts: the bottom rail of the sash and the sill. While the paint is whole, it runs off. When the paint cracks, the water goes into the wood and stays there. The top of the window stays dry and solid while the bottom goes soft. Watch one window age:

The life of a wood window: from fresh paint to rot One window corner, the sash bottom rail and the sill, over the years. New paint sheds the rain. Then the paint cracks, peels and flakes off, leaving bare wood. Every rain soaks into the bare wood and water stands in the joint between the sash and the sill. The wood never dries out, turns dark, splits and grows fungus, and finally soft chunks of it fall away and leave a hole. A new window Fresh paint. Rain beads up and runs off. The paint cracks Sun and cold, year after year, crack the paint. The paint peels At the bottom, where water sits, it lets go. The wood drinks Every rain soaks into the bare wood and sits on the sill. It rots The bottom never dries out. Rot turns it dark and soft. It falls apart Soft wood crumbles out of the sill and the sash. new cracks peels soaks rots falls apart
Paint is the only armor. Once it goes, every rain goes into the wood.

Paint and caulk are the only defense. Wood has no protection of its own. Every crack in the paint and every gap in a caulk line lets water in. Fresh paint over wet wood doesn't help either: it traps the water, and the rot keeps going underneath.

Clad windows hide it. On an aluminum-clad window the outside looks like metal, but there's wood underneath. The aluminum is sealed to the glass with silicone, and when that silicone lets go, water gets behind the aluminum and fills the pocket like a bathtub. The aluminum keeps it from drying out. From outside, the window looks perfect.

Same bathtub as a foggy glass unit: the pocket behind the aluminum fills up, and the wood sits in it.

Why filler fails. Filler covers the rot without removing it, and seals the moisture in. The decay keeps spreading behind it.

What we do. We cut the rot out down to solid, healthy wood, mill a new piece to the original profile, splice it in, seal it, and fix the spot where water was getting in. From $375 for a sash and $475 for a sill, against about $2,000 for a new wood window.

Real Estate Market Trends in Charlotte, NC: Prices Fall - Realtor.com

With prices falling in the Charlotte market, sellers have less room to negotiate and need their homes to be in top shape. A home inspector will often flag foggy sealed glass units, which we can replace starting from $198, or sash balancers for $175 to avoid expensive repair credits. Fixing a rotted sill from $475 or sliding door rollers from $475 now prevents buyers from demanding a new patio door, which costs about $10,000. We provide a 5-year written warranty on our work and book visits based on our crew's schedule.

Charlotte ZIP code ranks as North Carolina’s strongest buyer’s housing market - WWAYTV3

With some Charlotte ZIP codes now ranking as the strongest buyer's markets in the state, you have more leverage when inspecting a potential new home. During your walkthrough, look for specific issues like sash balancers for windows that won't stay up at $175 or sliding door rollers starting from $475, rather than assuming you need a new patio door at about $10,000. Most problems are just failed parts, such as a window latch or lock for $115, which is far more affordable than a new vinyl window at $1,000+. We can help you price these repairs honestly in your offer, providing a 5-year written warranty on our work.

Stacker

NC’s population is booming. Our housing market is not. - Carolina Journal

With North Carolina's population growing faster than the housing supply, Charlotte buyers and sellers are facing a tight market. Home inspectors often flag soft or rotted wood on window sills or sashes, which sellers frequently underestimate as a minor cosmetic issue. We can rebuild a rotted sash from $375 or a sill or frame from $475, which is a fraction of the cost of a new vinyl window at $1,000+ or a new wood window at about $2,000.

The Method

Why Don't Our Rot Repairs Come Back? Cut, Mill, Splice, Seal

Rot is a living process: fungus eating damp wood outward from a water source. Smearing filler over it entombs the disease — the handyman fix that fails within a year. Our method removes the disease entirely: probe to the healthy-wood boundary, cut the decay out with clean square edges, mill a replacement piece from laminated lumber copied to the original profile — every slope and drip edge — splice it in, then seal the water path that started it all. Under paint the repair disappears; under weather it outlasts the original.

  • Probe first — the boundary decides everything

  • Clean square cuts — no ragged gouging, no guesswork

  • Laminated lumber — engineered to shrug off water

  • The water source corrected, not just the symptom

Where Epoxy Fits

When Is Epoxy the Right Tool for Rot — and When Isn't It?

Structural epoxy consolidation earns its keep on small, early, honestly-probed spots — hardening the fibers next to solid wood where cutting would take more than it saves. That's the whole legitimate territory. Deep rot, the kind inspectors flag and sills crumble from, gets the full cut-and-splice. On-site, the probe decides which case yours is; wishful thinking doesn't get a vote, and neither does the invoice.

  • Early shallow spots — epoxy consolidation, honestly judged

  • Established rot — cut out and rebuilt, no shortcuts

  • Windows from $375 · door frames from $475 · door sash $575

  • Versus ~$2,000 for one new wood window

Rotten Wood Repair — FAQ

The screwdriver test: press gently. Solid, healthy wood pushes back; rot gives like cork. Bubbling or flaking paint, dark stains after rain and a dull knock are the early postcards. If it gives — call while the soft spot is measured in inches, not feet.
Before We Arrive

How to Prepare for Your WowFix Window Repair Visit

  1. 1

Photograph each problem window in daylight

Snap a clear photo of every foggy, cracked or stuck window in natural light. Morning light shows fog between the panes best and lets us quote faster — often before we arrive.

  2. 2

Note what each window is doing wrong

Jot down the symptom per window — fog between the glass, won't open or stay up, draft, cracked pane, or rotted frame. It tells us whether it's a glass-only swap (from $198) or hardware/wood work.

  3. 3

Clear about three feet in front of each window

Move furniture, blinds and décor back roughly three feet so our crew can measure and work safely. It keeps the visit quick and your things out of the way.

  4. 4

Find any window brand or paperwork

If you have the original window brand, a sticker in the frame, or install paperwork, set it aside. It's not required, but it helps us match glass and parts on the first trip.

  5. 5

Make sure we can reach the windows outside

Unlock gates, secure pets, and clear the exterior path to the windows. Most glass-unit work is done from both sides, so outside access keeps everything one visit.
