The seal around the edge of the glass opened. Moisture got in and filled the drying beads inside the unit like a bathtub. When the tub overflowed, the fog showed up on the inside of the glass, where no cloth can reach.

The pivot shoe, a small plastic part
Hidden springs in the sides of the frame hold the sash up through a plastic pivot shoe. Over the years the plastic dries out and its hook breaks off, so nothing holds the sash anymore. Sometimes a sash that was forced snaps its metal pivot pin instead.

The bottom of the sash and the sill
Paint is the only armor wood has. Once it cracks, rain soaks into the flat parts at the bottom and never dries, and a fungus turns the wood soft from the inside. The top of the window stays solid.

The crank operator, a small gearbox
On a casement window, a little gearbox under the sash turns the handle into motion. Its teeth strip with age, or all at once when a stuck window gets cranked hard. The handle spins free and the window stays put.

The weatherstripping
The soft strip around the sash flattens with age and stops touching it, so air walks right through the gap. A worn latch that no longer pulls the sash tight makes it worse.

Sun slowly breaks down the coating on the mesh until the strands snap instead of flexing, and it tears. Press it gently with your thumb: springy mesh only needs a wash, stiff papery mesh is done. Then look at the frame.

The sash lock
The lock on the middle rail pulls the two sashes together. When it wears out, or the sash settles a little low, the two halves no longer meet and the window won't lock.

The window that slams shut like a guillotine the second you let go isn't broken — its balancers are. They're the hidden springs inside the side jambs that carry the sash's weight, and when they die the sash free-falls. New balancers are $175 per window, installed in one visit, and the window holds itself open again like the day it was made.
A casement crank that spins without moving the window means the operator's gears are stripped — the window itself is fine. We swap the operator ($275), match the handle, and the pane swings out smoothly again. No prying, no 'just leave it shut forever', and definitely no new window.
A window that won't lock is a security hole disguised as an annoyance. Usually the latch is worn or the keeper has drifted out of line — a $115 fix, the cheapest line in our catalog. We align, replace and cycle it until it clicks shut the way a lock should.
That thin cold current along the sash on a winter evening is flattened weatherstripping — the seals wore out, not the window. Professional strips are profile-matched to your window's channel and seat mechanically, $115 per window with a three-window minimum. The peel-and-stick foam from the store lasts a season; these seal like factory.
Torn, sagging or sun-brittled window screens rescreen for $100 with new mesh and spline set under even tension; bent frames replace new for $150. Screens ride along on any window visit — no separate trip needed.
Soft, flaking wood at a sill is the one window problem with a clock on it. We cut the decay out to solid, healthy wood and splice in a piece milled from laminated lumber to the original profile — from $375. Filler over rot is a one-year cosmetic; we don't sell it.
