Haze, cloudiness or water drops between the two panes of a double-pane window is a failed seal: the insulated glass unit (IGU) let humid air in, and it condenses on the inside faces you cannot reach. The frame is fine. We measure the opening, build a new sealed unit to that exact size — rigid aluminum spacer packed with desiccant, butyl sealed around the full perimeter — and swap only the glass, $198 to $480 per unit depending on size and glass type. Rainbow or oily-looking stains inside the glass are the low-e coating corroded by that trapped moisture; they never wipe off and mean the seal failed a while ago. Charlotte homes built in the last few years fog early because builder-grade units use foam or U-channel spacers with very little desiccant — our replacement unit routinely outlasts the factory original.

Glass in doors, sidelights and any panel near the floor goes back in as tempered safety glass, as code requires. A hairline crack does not wait: Charlotte's warm days and cool nights make the glass expand and contract until the crack runs the full pane, so a small chip today is the cheap version of this repair. Window Won't Stay Up or Slams Shut — Balancer Replacement, $175

A sash that free-falls the moment you let go, or needs a book to prop it open, has a broken part in the side jamb, not a broken window. Almost every time it's the pivot shoe: the small plastic block at the bottom of the balance that holds the sash. Over the years the plastic dries out, the part the balance hooks into breaks off, and nothing holds the sash anymore. The other common break is the cast-metal pivot pin on the sash, snapped when a tight sash gets forced. Charlotte homes have four kinds of balances: spiral balances (a metal rod with a coil spring, standard in vinyl single- and double-hungs), rope-and-weight balances in older wood windows (the cord snaps and the weight drops inside the wall), block-and-tackle cords on heavier sashes, and flat constant-force channel balances in tilt-wash vinyl. Whatever kind you have, the repair is the same service at the same price: new balances and pivot shoes, $175 per window, installed in 30 to 60 minutes. Casement Crank Spins or Grinds — Operator Replacement, $275

On a casement window the crank turns a gear mechanism called the operator, and when its teeth strip the handle spins without moving the sash, or grinds and stops partway. Forcing it is what actually ruins casement windows: the arm bends, the sash drops out of square, and a $275 repair becomes a bigger one. We remove the failed operator, fit a new one matched to the arm and handle style, and the pane swings out and seals shut smoothly again — on site, same visit. That thin cold current you feel along the sash on a January evening is flattened weatherstripping, not a bad window. The seals compress, dry out in summer heat and stop springing back. We remove the old strip and seat new profile-matched weatherstripping in the sash channel so it seals mechanically like factory — $115 per window with a three-window minimum, about 30 to 60 minutes each. Peel-and-stick foam from the hardware store lasts a season; this lasts years. Rot is the one window problem with a clock on it. It starts where water sits — the sill, the bottom rail of the sash, the corner of the frame — and spreads into solid, healthy wood a little every wet month. The early signs are paint that bubbles or peels near the bottom, a spongy feel when you press a thumb into the sill, and wood that crumbles under a screwdriver. We do not fill it: filler and spray foam over rot is a one-year cosmetic, and we do not sell it. We cut the decay back to solid, healthy wood, mill a replacement piece from laminated lumber to the original profile, fit it, fasten it, prime it and adjust the window so it opens and closes as it should. Wood Windows — Dilworth, Myers Park, Plaza Midwood and Every Older Charlotte Home

Charlotte's older neighborhoods are full of wood double-hungs that are worth keeping: the wood is denser than anything sold today and the windows are part of the house's face. What fails on them is predictable — rope-and-weight balances snap, glazing putty lets go around single panes, and sills and bottom rails rot where paint failed. All of it repairs. We replace rope balances, cut and glaze single-pane glass from $164, rebuild rotted sills and sashes in real wood from $375 (sills from $475), and re-seal the sash so it stops drafting. The vinyl windows in Charlotte's 1990s-to-2010s subdivisions are good frames with disposable parts. The welded vinyl frame does not rot and rarely fails; what fails is inside it — the sealed glass unit fogs, the plastic pivot shoes on the balances break, the latch wears. Aluminum windows from the 1960s through the 1980s are still everywhere in Charlotte's brick ranches, split-levels and older condos. The frames last practically forever; the glass and the hardware do not. Single panes crack, early double-pane units fog, sliders drag on worn rollers and latches snap. We cut single-pane glass to size, build sealed units for the double-pane ones, and source the sliding hardware — aluminum glass labor is $170 per unit, a little more than vinyl because the glazing beads and channels take more care to open and reseal.
